We live in Garden Oaks, so this one is personal.
Edward Lillo Crain bought 750 wooded acres north of the Heights in 1937 and sold it as "Houston's Wooded Wonderland." He kept its oak, pecan and pine trees standing and platted it in five sections with lots noticeably larger than typical city lots. By the early 1940s about 1,500 homes stood in Garden Oaks, and buyers could get in with $195 down. The neighborhood has been deed-restricted from the start, and the Garden Oaks Maintenance Organization still enforces those restrictions today.
Oak Forest, next door, came in 1947 when Frank Sharp built the first section for returning WWII veterans at $8,000 to $10,000 a house. It grew to 18 sections and roughly 5,500 homes, one of the largest neighborhoods in Harris County. Since the mid-2000s the original 1950s houses have been steadily remodeled or replaced, and Houstonia named it one of the city's 25 hottest neighborhoods. Patrick Swayze grew up here.
Together they offer what the Heights and Montrose no longer can: a big lot, a highly rated elementary school, and a ten-minute drive downtown, at a price that still works. Garden Oaks runs higher, with larger estate lots and stricter restrictions. Oak Forest gives you more house for the money and an easier commute west on 290.
If you're deciding between a teardown lot, a remodel, or a finished new build, we've watched all three happen on our own street. Come see it with someone who lives here.
